What is a title search and why do I need one?
A title search is a review of all recorded documents in the land records relating to a particular piece of real property to determine the present condition of title. Every title is made up of many different "rights" and "interests" that may be owned by different people. The "owners" of the property own the most valuable of the property’s rights and interests, but other people may also have rights to the property, such as easements for utilities or mortgages. The purchaser also needs to know who else may have rights or interest in the property, and about any encumbrances against the property that may affect the use or enjoyment of the land. The title search must cover all these rights and interests. How long does a title search take?
The time required to do a title search varies. At Court Square Title Agency we average 2-weeks to complete a title search. The industry standard time period for title searches for residential property is 40 years. The standard for commercial property is 60 years. That means the title examiner has to identify and review every document relating to that piece of property recorded over the past 40 – 60 years. The experienced staff of title examiners at Court Square Title Agency can perform all the title work for your commercial and residential properties, including updates and recordings. We regularly cover the cities of Staunton, Waynesboro, and Harrisonburg and the counties of Augusta, Rockingham, Rockbridge, Highland and Nelson. But we can help with title work in many other counties and cities as well. Contact us for complete information and rates. |
